Greenport West is the hamlet outside Greenport village — the shopping strip on Route 25, modest year-round streets, and bay-front lanes on Pipes Cove. The housing is mostly 1950s and '60s Capes and ranches on the streets west of the village, bay-front homes on Pipes Cove and Southold Bay, and newer homes on the wooded lots off Route 48, and the blocks around Pipes Cove and the Greenport shopping strip on Route 25 each light up a little differently in December.

Homes facing the water near Pipes Cove get sealed connections and wind-rated clips on that side; the street side gets the same product so the display ages evenly. When the wind comes across the bay it hits the water-facing eaves first and hardest, and that's where cheap hardware fails.
