Great Neck Plaza is the downtown village — the LIRR station, Middle Neck Road's shops, and apartment and co-op buildings on nearly every block. The housing is mostly co-op and condo buildings along Middle Neck Road and Grace Avenue, 1920s and '30s apartment buildings near the LIRR station, and a few blocks of prewar single-family homes, and the blocks around the Great Neck LIRR station and Middle Neck Road's shops each light up a little differently in December.

Here's what we've learned lighting Great Neck Plaza: co-op and condo buildings are commercial-scale installs with board approval and load confirmed ahead. Sheltered inland streets mean the display's job is curb appeal, not weather survival — clean lines and even spacing along the roofline are what neighbors notice. So strands are custom-cut to the eave for identical spacing corner to corner, clipped to the gutter with no nails.
